REGULATORY GAS SAFETY INSPECTIONS​

Annual gas safety inspections are a necessity by law. We ensure that all gas appliances are approved by a registered Gas Safety engineer. As an agent for the property, it’s a mandatory requirement for us to provide gas certificates for all our tenants.

REGULATORY ELECTRICAL EQUIPMENT INSTALLATIONS​

We ensure that all the properties we manage have fulfilled the legal duty of care. We provide the installation and maintenance of electrical equipment, proactively undertaking regular checks and due diligence on the safety element of our electrical installations.

SMOKE AND CARBON MONOXIDE ALARM REGULATIONS

Prior to the commencement of a tenancy agreement, we ensure that our smoke alarms are operational and optimally functional. We perform regular checks on each storey of our buildings to fulfil these requirements. Carbon Monoxide alarms are compulsory where flammable appliances are placed, so we ensure to comply with these regulations and guarantee these will be tested yearly.

ENERGY PERFORMANCE CERTIFICATE​

We make sure The Energy Performance Certificate (EPC) is accessible to all our tenants so they have an understanding how energy efficient their accommodation is. This helps keep our tenants informed so that they best decide when assessing their domestic energy bills. A grading system A-G is implemented to measure the rate of efficiency, with A indicating the highest efficiency level and G being the minimal level. Regulations impose that all properties where tenants reside must exceed E grade efficiency.

PROPERTY SELECTIVE LICENSING TO LOCAL AUTHORITY REGULATIONS​

We ensure to enact the correct licensing schemes to match the regulation for our local authority. Our competent team are aware of amendments in regulations so that we can respond accordingly to fulfil these changes.

TENANCY DEPOSIT SCHEME RLA

As an approved and established lettings agency, we align ourselves with government-approved schemes to ensure our tenants deposits are protected for the complete duration of the tenancy. Our deposit clause is implemented on the basis of potential breaches in the tenant’s contract. This includes for missing items, damages, cleaning, misplaced items, redecoration or to rectify former breaches of the tenancy agreement
